To: LILIANA MORALES and Hi Point Apts 1522 LLC et al.

I went grocery shopping this morning. Since I park in the street, there was no where to park when I returned. So I had to park two blocks away. I later went to get breakfast and when I returned, there was no where to park. I rode around looking for a spot which cost me about $2.00 in electric costs (electric vehicle). My car is also damaged by parking on the street and the sprinkler system goes off which causes damage to my paint and the windows. Please remit the $2.00 in damages.

“…If not for racism and retaliation because I opposed racism, what is your reason for not responding to my inquiries over the intercom and parking? …”

I am still seeking an available additional parking stall or second parking stall as I have been told there are extra stalls in the lot at 1522 Hi Point St 90035. I understand the resident manager and her partner take two tandem parking stalls (enough for four vehicles) even though they only have two vehicles.

I am still seeking repair to the intercom system in our unit, which comprises a public and private nuisance.

I have seen the communications to my roommate below as regards the ongoing hot water heater repair, and the replacement of the front door. (See picture). You can see the partly non-working intercom next to the workers.

Omitting to respond is considered unlawful “harassment” under the Los Angeles anti-harassment ordinance.

If not for racism and retaliation because I opposed racism, what is your reason for not responding to my inquiries over the intercom and parking?

[Editor note: My concern is lack of enforcement by biased code enforcement inspectors, as it relates to multifamily apartment buildings. Biased code violation inspectors will often claim they do not have authority to inspect. This is their authority: “HEALTH AND SAFETY CODE SECTION 17920-17928 (State law) Health and Safety Code 17920. “As used in this part: (e) “Enforcement” means diligent effort to secure compliance, including review of plans and permit applications, response to complaints, citation of violations, and other legal process. Abysmal property manager. If you are renter moving into a building managed by Power Property don’t do it! If you are a landowner who has hired Power Property to take care of your tenant’s issues, please fire them – they are not taking care of your investment!

Why are you called a management company? Tenants have to manage all processes because there is no communication between the management company and their million outsourced vendors.

Always take the cheapest way out. two very concrete examples – (1) Pipes always leaking despite plumbers coming in at least 1x a month for the last 6 months to patch up the issue of the month. (2) We have termites in our building. PPM didn’t want to use a reputable vendor, had to use the cheapest pest control company who did a horrible job. Four days after “treatment” termites were back out chilling in our bathroom.

It was already bad but there is always room to make it worse. For the 3rd time in about 2 weeks, we have lost our hot water. Which is better than it randomly being shut off… I will never forget how the soap burned my labia for days when we lost water & I was in the shower. On top of the water being freezing… it only applies when there is water. The water has been and will be shut off every single day this week. I hope you like a cold shower but you better do it fast & early before it gets shut off, again. Then you can wait outside with your neighbors waiting to shower in a vacant apartment. Since moving is thousands of dollars and lots and lots of time… I’m trapped here. No one can afford to move out, especially if they rented before the new ‘market’ rates. I’ve been living with construction for almost a year. It shook my apartment so hard that a picture came off the wall. It will be picking up again soon. Why not drag the whole thing out. Don’t be fooled by the trees and how cute it looks… the property has not been well maintained and as I was told by a neighbor after I moved in… it’s always something here. No lie. So many nightmares and they never end. I can’t even get a slow-moving drain unclogged without getting a bill for it but I’ve had to have my work change my schedule to accommodate all of the issues. This BS has made me miss work and be late. Every time a new cool person moves in… I feel sorry for them. their place will be way overpriced. It will look modernized on the surface but none of that will solve lack of water or construction. I wish I had read reviews about management companies… a mistake that I won’t make again.

DO NOT MOVE INTO A POWER PROPERTY GROUP RENTAL!!!

Power Property Group is hands down the most terrible, inefficient, and incompetent management group I’ve ever had to deal with. I have never had any issues with a landlord or property manager until having to deal with them. The issues we’ve had with them range from everything from broken appliances upon move in, to missing outlet covers and lightbulbs, as well as an unfinished, unpainted hole in the wall where our living room closet door was supposed to go. They did a shoddy rush job when they had the building renovated, which is evident in the thick layer of paint over all the hinges, and the failure to rewire the dishwasher correctly which led to them having to replace the entire unit. The list goes on and on, and I could probably write a 5 page essay about how terrible our experience with power property group has been.

Well if I could give no stars I would because it’s outrageous what the manager (Clemente) has been doing here at the 14800 S Berendo site in Gardena, sometimes you never see him, only on Sunday’s, so if you need him, guess what day you’re going to see him. So is he even a manager managing the property? I’ve been living at this location 7 plus years, even before he has been here, I recently moved out because of the conditions and rules that he would have for the us. Our toilet had been leaking for a while and we asked to repair it and not until weeks later we hear about the repair and not a good one because the toilet started to leak again.

Our ceiling fan wobbles every time we turn it on looking like it’s going to fall on anyone’s head at any time, note it’s been like that since we moved in!! They say they’ll fix it, never had till this day it’s still the same.

Oh and if you like roaches that’s a place to be and I’m not talking about the little ones I’m talking about the big ones that fly!!

This management they so-call friendly and caring are completely opposite, the manager got tired of cleaning around (his job) that he printed out letters to everyone here stating that $60 would be added to the rent if seen throwing trash on property how petty of him all so he won’t do his job cleaning around the apartment.

Ohhhh and raising rent is one of their specialties so far they have raised it twice. They had someone come look at all the repairs he said he was going to fix them all and 2 months later nothing still the same with broken toilets wobbly ceiling fan etc.
And parking, everyone had their own parking space and out of the blue the manager comes by and tells us that only the person on the lease can be in the parking lot what about the others that live with the person leasing people pay and still get treated like they are in prison they have so many rules that they expect you to stfu and be quite in your home.

Pets they told us that we couldn’t have any what so ever and at least 4 tenants have dogs that don’t stop barking though out the day and night don’t clean up after the dog and leave the place a mess

Don’t rent from these people they never get back to you they never reply and I bet someone’s going to reply to this saying they going to fix the issue but that’s all bs and we know it, they don’t care as long as they’re getting paid

Rude and unhelpful company, would not rent from them again:

-Made it very difficult to get my security deposit back. Had to email over and over again and they could care less if I got it back.

-Did major renovations on the electrical system of the apt and evicted us during the day time hours of the apt for several weeks.

-Trash was often not picked up and would overflow. Management was not helpful in getting this resolved.

This management group should be ashamed of themselves. I would give 0 stars if possible. I’ve lived on one of their properties for over 10 years now and it is always the same issue with them. When something is wrong/ not working it takes them MONTHS to do anything about it. Even then, all they do is make band-aid repairs that only hold up for so long. More recently, the balcony at our building collapsed. Luckily there were no children or tenants under when it happened. However, it took them MONTHS to begin repairs. This was also partly because some of the tenants got together and agreed to file reports with the city. They did not even bother sending any notice to tenants letting us know what the next steps were going to be. It has been almost NINE months and we are still living within these very unsafe conditions. For your safety, please do NOT consider renting at any of their rental properties.

This review isn’t necessarily about the management but it is about our apartment manager who works for them. Her name is Nisi. If you are looking to move into 1735 Coronado Ave in Long Beach, I highly recommend rethinking that. Nisi is probably one of the worst landlord’s I have ever had. She lacks communication (not answering texts/calls). We paid for a parking spot and never got one! She is very rude. She doesn’t keep the complex clean at all. The environment of the complex is just not a welcoming one. There are fights and yelling. The cops are always coming in and out. I suggest looking to live somewhere else, especially if Nisi is still working there as the landlord.

They’ve got to be the worst property management ever!!! Thy hardly ever return any of your emails or phone calls. The buildings they manage are nothing but filthy. My unit was full of roaches, which they claimed to have taken care of but that’s BS! They don’t give you your security deposit back within 21 days as they state on your lease contract. On site Manager is the worst! They don’t keep the buildings clean, nor they manage to have the buildings a nice peaceful place to live. Loud filthy building and not to mention they allow people to smoke pot in their units, which they claim to be non smoking units, but the times I’ve complained, they did nothing about it. As matter of fact the on site managers son only told the neighbor that if he’s going to smoke pot in his unit, to use air freshener!!!!

Oh and this is what the trash area looks like most of the time!

And lastly…. this management increases your rent by 33%!!!!!

11/5/2019

Double charged me for rent this month ($3k+ as the system took a duplicate charge for the full amount of rent — both my roommates and mine) and will not reimburse the charge … I spoke to Cynthia in the billing department and she said the only option was to falsely report the charge to my bank as fraudulent and pay a $50 fee to have my bank seize the funds from Power Property’s accounts … because they “don’t cut checks”

Thanks for nothing

10/17/2019

Unprofessional, rude thieves would be the best description of this management company.

Worst property management on the WestSide of Los Angeles.
Completely Unresponsive to their tenants needs.
The buildings are in disrepair.
They rent their buildings garages out to NON residents who are homeless and use the garages as hangouts. Irresponsible, dangerous, neglectful and blatantly refuse to take responsibility for their buildings or tenants.
Homeless Encampment in Santa Monica.
